D. Reid Townsend, Co-Founder, MRP Industrial
D. Reid Townsend co-founded Baltimore-based MRP Industrial which specializes in the acquisition, development and leasing of modern distribution and fulfillment centers. Since its founding in 2013, MRP Industrial has developed over 35 Class-A industrial parks, totaling over 30,000,000 square feet, establishing itself as one of the most active industrial real estate developers throughout the Mid-Atlantic and Northeastern United States.
Reid has experience structuring joint venture agreements and transactions with AEW, Ares, Cabot Properties, CalSTRS, Clarion Partners, Global Logistics Properties, Hillwood, J.P. Morgan, Principal Financial Group, PGIM, PCCP, and WP Carey. MRP Industrial’s tenant base includes several Fortune 500 companies with such notable clients as Amazon, FedEx Ground, The Kellogg Company, Kimberly-Clark, Kuehne + Nagel, L’Oreal USA, La-Z-Boy, Maersk, Niagara Bottling, Pepsico/Frito-Lay, SubZero/Wolf, VF Outdoor, Walmart, Wayfair and Whole Foods.
Recently, Reid has partnered with the State of Maryland and US Navy to remediate and redevelop the former WWII-era Bainbridge Naval Training Center in Port Deposit, Maryland. Active from 1942 thru it’s decommissioning in 1976, the former training center will serve as a key logistics hub for the East Coast’s major metropolitan areas. Phase I of the 1,100-acre project commenced construction in early 2022, with initial deliveries of a master-planned 6.0 Million square foot campus in Fall 2023.
Prior to MRP Industrial, Reid served as the Maryland/Pennsylvania Partner for Panattoni Development Company, Senior Vice President of the Mid-Atlantic development team at Trammell Crow Company and Project Engineer for The Whiting-Turner Contracting Company. A native of Dover, Delaware, Reid received his B.S. in Civil Engineering from Clemson University (’95) and his MBA from the Darden School at the University of Virginia (’00).
